Tink-Wig Community Rules, By-Laws and Covenants
Our Association, along with all other associations in Pennsylvania, is governed by The Uniformed Planned Community Act commonly referred to as Act 180. It is also governed by the Non-Profit Corporation Law Title 15.
Covenants
Homeowners Association covenant documentation is a set of rules and guidelines established by our community’s homeowners association that dictates how properties within the community can be used and maintained. These covenants are legally binding agreements that homeowners agree to follow upon purchasing property in the HOA-governed community.
By-Laws
HOA bylaws are the rules that govern the internal management of a homeowners association, outlining the structure and operation of the HOA’s board of directors and specifying how meetings are conducted, elections are held, and officers are appointed. These bylaws provide a framework for the organization and function of the HOA, ensuring consistent governance and decision-making processes.
Rules and Regulations
Guidelines established by our homeowner’s association dictate the behavior and activities of residents and the use of common areas within the community. These rules, which are more detailed and day-to-day than covenants or bylaws, cover aspects such as noise levels, pet ownership, parking, and property appearance to ensure a harmonious living environment.
Administrative Rules
Policies set by our homeowners association to manage the day-to-day operations and administrative tasks of the community, such as procedures for paying assessments, handling complaints, and enforcing covenants and regulations. These rules outline the responsibilities of both the HOA board and the members, ensuring efficient and effective governance and maintenance of the community.
Harassment Policy
Our association is committed to maintaining an environment free from bullying and harassment, which can be a form of workplace discrimination. All employees have a right to work in an environment free from bullying or harassing conduct, including sexual harassment. Tink Wig requires that all employees (including contractors), Board directors and property owners refrain from bullying or harassing anyone, including coworkers, members of the public, vendors, and clients while on Tink Wig property or when conducting Tink Wig-related business.

Tink Wig Mountain Lake Forest Property Owners Association (“Tink Wig”) is committed to an effective procedure to improve efficiency to property owners regarding request for records inspection.
